Inspection Service

Move-in/Entry Inspection

  • Property inspections are important. Tenants and landlords should check the property together at the start of a tenancy to avoid problems later on.

  • During Move-in/Entry Inspection, we take photos and write down notes to record the condition of your rental  property and list any furniture or items that are included.

  • Both the landlord and tenant(s) should sign, date, and keep a copy of the property inspection report.

  • Start from $139.00+GST

Routine Inspection

  • Regular property inspections are important for a healthy rental and a good relationship between landlord and tenant.

  • Inspections help you check everything’s working well, there’s no damage, and your tenants are keeping things reasonably clean and tidy. It’s also important to note that some insurance providers require the landlord to prove that regular property inspections have been done.

  • Routine inspections are regular checks on the property, and the tenant(s) in the property. The main purpose for these inspections is to make sure the property is clean and tidy, healthy and safe, and no repairs are needed. It may also include inspecting any work carried out on the property to see that it has been completed properly.

  • Start from $89.00 +GST. Maintenance arrangement upon request after routine inspections, 8.5% + GST of maintenance arrangements.

Move-out/Exit Inspection

  • When a tenancy is coming to an end, we take photos at the move-out/exit inspection to record the conditions of your property once the tenant moved all their belongings out and finished cleaning the property.

  • It helps to finalise things to get the bond refunded smoothly

  • Start from $139.00+GST

Casual Management Service

  • You can appoint Auckland Rental Inspections as your agent when you are out of the country, from $35.00+GST per week.

Full Property Management Service

  • Collect and monitor rent and report monthly

  • Inspect your property routinely in every 3 months, and including a move-in inspection with your new tenant, , and a move-out inspection once the tenant moves out

  • arrange repairs and maintenance incurs in your property during the tenancy with your consent.

  • Review your rent annually to keep your rent updated with the current rental market

  • Dispute resolution on your behalf

  • We use Console Cloud professional property management program

  • We work with licensed professional tradespeople

  • Our management fee is 7.5%+GST (8 %+GST if the property is furnished) of rents collected and maintenance repairs we carry out on your behalf.

Tenancy Consultation Service

  • $90.00+GST per hour (minimal charge 1/2 hour)
